Let’s take our clients Luke and Kali for example. A newly married young couple in their mid 20’s just out of college and both gainfully employed. When we first spoke to them about buying a new home, they saw no urgency in moving as they were comfortable in their 800 sf. apartment, until the new landlord bought their building raising their rent by $200.00 a month. They tirelessly looked to rent elsewhere only to find rent rates escalated everywhere due to rising market demands.  They came back to us wanting to know the probability of buying a new home and how to proceed.  We took time to explain the process thoroughly then pointed them to our lender who pre-qualified them quickly.  We sat down again, listened to their home buying needs, researched suitable homes on our local MLS, presented several viable homes that met their needs, then made a strategy to view these homes and negotiate a price.  They insisted on placing a lowball offer on a 1400 sf. remodeled home (against our advice) and lost the bid on the home.  We immediately found a larger home over 1700 sf. at a similar price. This time they followed our advice, had an accepted offer and closed on their home. They became the envy of their young friends and today have an appreciated equity value of over $60,000 in their home as a result of listening to us and buying the right property at the right time. 

Another couple came to us wanting to buy a home that were friends with the first couple. While showing them homes, one house on the list was a tenant occupied rental and we arrived at the approved appointed time. The tenants in this home were waiting for us. My husband and I knocked first. When there was no response, we entered with our clients by the key in the Supra box attached to the home. Tim the renter, stood in the kitchen with arms folded, glaring at us all from the kitchen while his wife sat on the couch keeping their two lovely children entertained while we walked through the home. To ease the tension, I walked directly up to Tim in the Kitchen holding my hand out to greet him with a handshake. With his arms folded tightly against his chest he said sharply, "You know our landlord is selling this home out from under us, right?  And now we have to move once this home is sold!"..."No I did not know that", I replied. I reached in my bag and pulled out a business card to introduce myself and engaged Tim in a conversation about his situation while my husband showed the home to our clients.  I learned that though he made a good wage, his credit score was lacking and they would have to  try to qualify for another rental which is pretty tough these days with a lower credit score. I asked him to contact me so I can find his family a home as well. Tim did not give me his information before we left, but we left on good terms.  Needless to say, our clients bought another home, buying Tim more time and we continued to find a home program that Tim could qualify for.  When it comes to serving people we never quit.  We finally found the perfect program for Tim, but he never called us back.  We tried mailing information to his rental address and stopped by a time or two, but no response. We are still looking for Tim and people like Tim because we have the perfect home purchase program waiting for new prospective home buyers and we have been tirelessly trying to get the word out ever since.
